Springbank is a country residential community within Rocky View County rather than an incorporated hamlet. It spreads across the rolling uplands west of Calgary; the county's current Springbank area plan, approved in March 2025, runs from the Bow River on the northeast to the Elbow River on the south, with the Trans-Canada Highway through the middle. Springbank Airport and Rocky View Schools' Springbank Middle School and Springbank Community High School are all in the community.

The land rises steadily westward toward the foothills, which is what gives Springbank its signature: long, unobstructed views of the Rocky Mountain front ranges from parcels that are still a commute, not a retreat. Relief is moderate — the ground within five kilometres of the centre varies by about 150 m — so views depend on the ridge you're on.

Parcels range from two-acre country residential lots in planned enclaves to larger rural holdings with hayfields, horses and shops.

Land use and parcels

Most acreages here fall in one of two Rocky View County districts under Land Use Bylaw C-8000-2020: R-RUR Residential, Rural, with a minimum parcel of 1.6 ha (3.95 ac) and room for limited agricultural pursuits, or R-CRD Residential, Country Residential, with a minimum of 0.8 ha (1.98 ac) for smaller parcels. Larger holdings are often in the agricultural districts A-GEN or A-SML (minimum 20.2 ha / 49.92 ac).

Livestock is permitted in R-RUR and R-CRD, scaled by parcel size: none below 1.4 ha (3.46 ac), two animal units from 1.4 to 2.0 ha, and more as the parcel grows. One horse is one animal unit. See the full table.

What to check in Springbank

  • Which district the parcel is in (R-RUR, R-CRD or agricultural) and what that allows for horses and outbuildings
  • Water source: private well, cistern or a piped system in some subdivisions — each has different costs and rules
  • View protection: which sightlines depend on topography and which on a neighbour never building
  • Area structure plans nearby that could bring denser development or new roads
  • Abandoned wells and pipelines on the parcel — check the regulator's map before planning a building site
  • Whether the parcel borders the Springbank Off-Stream Reservoir (SR1), the provincial flood-mitigation project on the Elbow River built between 2022 and 2025 and used to divert flood flows in June 2026

Where is Springbank, and is it a hamlet?

Springbank is a country residential community in Rocky View County, immediately west of Calgary and about 30 minutes from downtown by road in light traffic. It is not an official hamlet. The county's Springbank Area Structure Plan, approved March 25, 2025, runs from the Bow River on the northeast to the Elbow River on the south.

Do I need a water licence for a household well in Springbank?

Usually not. Alberta's Water Act lets a household on land above groundwater divert up to 1,250 cubic metres a year for household purposes without a licence. The right doesn't apply if the home receives, or is entitled to receive, water from a municipal or co-op licence, so check how the parcel is serviced.

Springbank is taxed by Rocky View County, whose 2026 total residential rate is 4.8048 mills, or about $4,805 a year per $1 million of assessment. The City of Calgary's 2026 residential rate is 6.6499 mills. Local improvement levies are extra, and any farmland portion is assessed differently.

What is the Springbank Off-Stream Reservoir (SR1)?

SR1 is a Government of Alberta dry flood-storage reservoir in Rocky View County that diverts Elbow River flood water and works with Calgary's Glenmore Reservoir. It was built from 2022 to 2025 and was used to divert high Elbow River flows in late June 2026. Ask whether a parcel borders it.
