Protect yourself

Conditions that earn their keep.

An acreage offer usually needs more time and more conditions than a city purchase. Dusko will recommend what fits the property; these are the ones he considers most often.

  • Water quantity and quality
    A flow test by a qualified contractor and lab results for bacteria and chemistry.
  • Septic inspection
    A pump-out and inspection of the tank and treatment field, with the permit history.
  • Title and Real Property Report review
    Every easement, caveat and right-of-way read, and the RPR compared with what is on the ground.
  • Land use confirmation
    Confirmation from the county that your plans — a shop, a suite, horses — fit the district.
  • Energy wells and pipelines
    A search of the regulator's records for wells, pipelines and setbacks on or near the parcel.
  • Insurance and financing
    Confirmation that the property can be insured and financed on the terms you need, including wildfire exposure and land size.

The best acreages rarely wait.
