What buyers ask first
Answer the hard questions early.
- How much water does the well produce, and has it been tested?
Have the drilling report and a recent bacteriological and chemical result ready. Buyers and their lenders will ask. - When was the septic system installed, and has it been inspected?
A permit, an as-built drawing and a pump-out receipt answer most of this question in one page. - What can I do with the land?
The land use district and any area structure plan set the rules for shops, suites, horses and subdivision. Buyers pay for certainty. - Are there wells or pipelines on or near the property?
A search of the provincial abandoned well map and a read of every right-of-way on title prevents surprises late in the deal. - What does it cost to run?
Property tax, power and gas providers, internet options, snow removal and insurance. Country buyers compare total cost of ownership.
